Help to buy scheme

Buying a new home? You could get a home with just a 5% deposit.

This is how it works.

The government lends you up to 20% (40% within Greater London) of the cost of your new home. You contribute 5% deposit, and borrow the other 75% from a lender.

You can borrow up to £600,000 under the scheme.

For example, a £200,000 home will break down as:

Lifetime ISA (“LISA”)

What is a Lifetime ISA?

A Lifetime ISA gives you flexibility in how you save and invest for your first home or later life.

It’s available to anyone aged between 18 and 39. You can use your LISA to

  • Invested in the stock market
  • Save cash
  • Grow your money tax-free.

The major benefit of a LISA is that the government will contribute 25% to your savings, up to £1,000 per year.

How much can I contribute to a Lifetime ISA?

The Lifetime ISA allows you to contribute up to £4,000 each tax year.

The government will add a further 25%. That means for every £100 you save, you receive an extra £25, up to £1,000 per tax year.

You can continue paying into your LISA, and receive the government bonus, until you’re 50.

Taking money out…

You can release the money in your ISA in two ways:

  • 12 months after you make your first payment, you can purchase a property up to £450,000; or
  • You can wait until you’re 60 and take out your savings.

If you want to withdraw the money before you’re 60, the government usually charge a 25% penalty. This is likely to leave you with less money than you put in originally.
